Clear Pricing Information – Freehold


The conveyance of residential real property or real estate which comprise:

(i)  freehold or leasehold sales or purchases; or

(ii) mortgages or re-mortgages; 

Our fees for a typical house purchase range from around £750 + VAT for a simple transaction to around £5,000 + VAT for a substantial historic building on unregistered land. These figures may however vary in cases with special complications. That’s why we will always give you an individual cost estimate at the start of the transaction, taking into account the actual features of your purchase. We will always advise you immediately about any complication, and discuss the potential impact on price before any additional charges are incurred.

The charge is based on our average hourly rate of £140 (+ VAT) per hour

Our price may look high compared to some other providers, but we would ask you to consider the work involved, the implications of you or us missing something, the deadlines involved, the availability of our professional insurance cover and a number of other factors in the complex conveyancing process, before comparing us on price alone.

Disbursements costs

Disbursements are costs related to your matter that are payable to third parties. We handle the payment of the disbursements on your behalf to ensure a smoother process, such as notice & deeds charges, search fees, land registry fees, freeholder information packs and bank charges. They are likely to be £500-£1000 in total, + VAT where relevant.

Onboarding Cost

As part of our legal and regulatory obligations, we are required to identify all of our clients and the source of funds that they are using in any transaction.  We will charge a fee of £12.50 + VAT per person to carry out these checks.

Stamp Duty or Land Tax (on purchase)

This depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC’s website or if the property is located in Wales by using the Welsh Revenue Authority’s website.

You may also be responsible for paying the legal costs incurred by us on behalf of your lender too. These are likely to be £150 + VAT

These fees assume that the transaction is ‘standard’ and has no unforeseen issues that may lengthen the process or increase costs.

Stages of the process

The precise stages involved in the purchase of a residential property vary according to the circumstances. However, below we have suggested some key stages that you may wish to include:

  • Take your instructions and give you initial advice
  • Check finances are in place to fund purchase and contact lender’s solicitors if needed
  • Receive and advise on contract documents
  • Carry out searches
  • Obtain further planning documentation if required
  • Make any necessary enquiries of seller’s solicitor
  • Give you advice on all documents and information received
  • Go through conditions of mortgage offer with you
  • Send final contract to you for signature
  • Agree completion date (date from which you own the property)
  • Exchange contracts and notify you that this has happened
  • Arrange for all monies needed to be received from lender and you
  • Complete purchase
  • Deal with payment of Stamp Duty/Land Tax
  • Deal with application for registration at Land Registry

Obviously, our fees do not include any external costs and charges that we may incur as part of the process (e.g. estate agents commission, removal costs, environmental remediation costs etc). You will also be responsible for these items.

How long will my house purchase take?

How long it will take from your offer being accepted until you can move in to your house will depend on a number of factors. The average process takes between 12-14 weeks.

It can be quicker or slower, depending on the parties in the chain. For example, if you are a first time buyer, purchasing a new build property with a mortgage in principle, it could take 12 weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, between 3 and 4 months. In such a situation additional charges would apply.

As a result of the Covid-19 pandemic, HM Land Registry is suffering significant delays in dealing with matters such as registration of a property.  Whilst we will do all that we can to expedite matters and will keep you informed about how long it will take to register your property, it is important to take in to account the delay should you be considering purchasing a property with a view to selling it again immediately or shortly afterwards.
